Commissions
Six kinds of house. One way of working.
Every commission is fully managed: one contract, one site manager, one quantity surveyor and one client portal, from the first drawing to the final key.
Major Extensions
Double-height glass gables, stone wings and kitchen-living spaces that read as if they were always there.
A serious extension in the Cotswolds is an exercise in restraint and craft. Coursed natural stone, reconstituted stone slates, conservation rooflights and lead detailing sit alongside frameless glazing and underfloor heating. We resolve the planning conditions, the sample panel, the ecology surveys and the tie-in to the existing structure before a single foundation is dug.
Every extension is delivered under one contract with one site manager, monthly valuations and a fixed programme. You see the budget, the timeline and the daily site photos in your client portal.
What is included
- Planning condition discharge and sample panels
- Underpinning and structural tie-in to the existing house
- Natural Cotswold stone, slate and lead by specialist trades
- Structural glazing, MVHR and underfloor heating
- Kitchens, joinery and bathrooms to your specification
Whole-House Renovations
Complete re-imagining of period houses: structure, services, insulation and finishes, delivered as one programme.
A whole-house renovation touches everything: roof, walls, floors, heating, electrics, joinery and decoration. The risk is not any single trade; it is the coordination of forty of them. That coordination is our product.
We sequence the works, hold the design intent, manage the building control inspections and keep the house weather-tight through winter. The result is a home that feels new but belongs to its street.
What is included
- Full soft strip, structural alterations and steelwork
- Re-roofing, insulation and airtightness upgrades
- Complete first and second fix mechanical and electrical
- Heat pumps, MVHR and smart controls
- Plastering, joinery, decoration and external works
Barn Conversions
Agricultural buildings transformed into light-filled homes without losing the honesty of the original frame.
Barns reward a light touch: exposed trusses, full-height glazed openings where the cart doors once hung, and a warm envelope hidden within the old stone. We are fluent in Class Q, full planning and the ecology constraints that come with rural buildings.
Our teams have converted threshing barns, dairies and cart sheds across the Cotswolds. We know which walls will carry, which will not, and how to get a bat licence without losing a season.
What is included
- Structural surveys, temporary works and stone repairs
- New foundations, slabs and insulated floors within the shell
- Glazed gables, oak frames and steel portal frames
- Full services installation and renewable heating
- Landscaping, drainage and access
New Builds
Bespoke new homes in Cotswold stone, from replacement dwellings to plots within the National Landscape.
A new house in the Cotswolds must satisfy a demanding planning authority and a more demanding owner. We work with your architect from the earliest stage so the design is buildable, the budget is honest and the programme is real.
From groundworks to the final coat of limewash, the same team is accountable. There is no main contractor and sub-contractor blame game; there is only us.
What is included
- Pre-construction programming and cost planning
- Groundworks, foundations and drainage
- Stone, slate, oak and glass superstructure
- Full mechanical and electrical, renewables and controls
- Interior fit-out, landscaping and handover documentation
Heritage & Listed Buildings
Sympathetic restoration of listed and conservation-area properties, with the paperwork handled as carefully as the lime mortar.
Listed buildings demand materials and methods that most contractors have never used: lime mortars, hot-mixed renders, breathable insulation, leaded lights and hand-dressed stone. Our craftspeople have.
We prepare and manage listed building consent applications, liaise with conservation officers and document every intervention so the history of the house stays intact.
What is included
- Listed building consent and conservation officer liaison
- Lime, stone and timber repairs by specialist trades
- Sensitive services upgrades and insulation
- Sash and casement restoration, leadwork and roofing
- Full photographic and written record of works
Full Project Management
One contract, one point of contact and a live portal. We carry the stress so you never have to manage a trade.
The biggest fear on a large build is not the cost; it is the chaos. We remove it. A dedicated site manager runs your project every day. A quantity surveyor prices every change before it happens. Your client portal shows the timeline, the budget and the photographs as they are taken.
We contract under JCT terms with monthly valuations, a 5% retention and a 12-month defects period. You always know where you stand.
What is included
- Dedicated site manager and quantity surveyor
- JCT contract, monthly valuations, transparent change control
- Live client portal: timeline, budget, daily photos, messages
- Health and safety, insurances and building control managed
- 12-month aftercare and defects period
